Ardent Title Co., LLC, was established in 2004 by Susan Sprout-Knight, who has worked in the real estate industry, specializing in title insurance and title searching for over 27 year along with Senior Processor, Holly Bosley-Wright, having 14 years of experience. The staff has the knowledge necessary to assist in your real estate transaction, whether it be buying/selling a home/vacant land or refinancing currently owned property. We offer information needed to properly and knowledgeably complete your transaction from the title search to settlement table.
When purchasing property, it is recommended that buyers purchase an owner’s title insurance policy for their protection. The one time premium, paid at closing covers the purchaser for the entire time that they own the property and protects their interest. Title insurance gives protection from issues that arise after a real estate closing (ie: unknown liens, outstanding property taxes, fraud or forgery of a prior instrument, and/or unknown heirs) which could all be potential defects that may arise after the sale. Lenders will always require a Lender’s Policy whether you are purchasing or refinancing. Lender’s require this to protect their interest as well.
